3HRS Legal Issues - Wednesday, February 8th from 9am to Noon - "Don't Shoot Me I Didn't Write the Law"
Steven Mauk, Director of Yavapai County Development Services, will review the state and county's role in the foreclosure process. You will learn what types violations can hold up a closing and the impact that the Affidavit of Disclosure and Public Reports have on REO properties through several case studies.
Theresa Baca (guest speaker), Branch Manager for WJ Bradley Mortgage Capital Corp (NMLS #148589 Lic. #0903998), will address the issues of non-permitted construction and their effects on obtaining financing once the property is an REO. Receive an overview of the HUD Home process and learn who can buy & sell these homes, what NAID & Broker Registration requirements are, how the bidding and submitting of offers works and where to find the HUD Sales Contracts. You will also learn about the different financing options that are available for buyers of HUD Homes.
Chad Nanke, your instructor will take you online to the HUD site and give a line-by-line presentation on completing and submitting and actual bid using the online HUD Sales Contract. You will learn how to navigate the site and will be encouraged to bring their laptops (& air cards) and join Chad as he enlightens you on the finer points of the site and the process.
